Maintenance Manager

Houston, TX - Plant

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

Carries out responsibilities in accordance with the organization's policies and applicable laws.

Other duties may be assigned.

Maintenance (60%)

  • Provides technical support, by training and troubleshooting, to maintenance and manufacturing personnel.  Insures that all department safety practices are followed.  Maintains good employee relations. 
  • Interprets operational manuals, manufacturer's specifications, blueprints and schematics for manufacturing and ancillary equipment.
  • Provides guidance and shares knowledge electrical, hydraulic, pneumatics, machining and fabrication by phone or by traveling to other locations within the Concrete Business Unit.
  • Manages capital authorizations when assigned by General Manager.
  • Manages CMMS and supervises CMMS point person.
  • Manages the predictive/preventative maintenance program.
  • Manages LEAN Manufacturing with in the maintenance department and supports LEAN Manufacturing throughout the facility.  Responsible for KPI within the maintenance department.
  • Leads the Total Productive Maintenance Program
  • Directs workers engaged in dismantling, assembling, and installing industrial machinery.
  • Directs workers in mechanical, electrical, hydraulic, and pneumatic maintenance and repair of production machinery and support equipment.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment; establishes or adjusts work procedures to meet production schedules.
  • Confers with other supervisors to coordinate activities of individual departments.
  • Remains pro-active related to diagnosing and preventative care of equipment.

Supervises and coordinates activities of Purchasing Agent and Storeroom Clerk: (10%)

  • Directs workers in procurement of suppliers for maintenance parts and services.
  • Provides feedback to Purchasing Agent on vendor performance.
  • Requisitions and determines spare parts inventory

Provides leadership and direction for subordinates. (20%)

  • Analyzes and resolves work problems, or assists workers in solving work problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Interprets company policies to workers.
  • Enforces safety regulations.  Serves as a permanent member of Plant Safety Committee. 
  • Works with direct reports to develop areas of weakness through coaching repairs and teaching hands-on during the accomplishment of assigned work as well as developing training and conducting to improve individual performance.
  • Promotes positive atmosphere in the maintenance departments and other departments.

Oversees job performance and quality of work performed in a multi-craft environment involved in all facets of the technical field.  (10%)

  • Performs quality checks on work being performed. 
  • Recommends measures to improve production methods, equipment performance, and quality of products.
  • Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
  • Provides opportunities for subordinates to initiate continuous improvement ideas.
  • Maintains time and production records.

SUPERVISORY RESPONSIBILITIES

Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

Directly supervises 8-10 hourly employees in the Maintenance Department.  Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
